CORPORATE INTRODUCTION
Williams & Thomas Construction Company is a licensed and insured State Certified Contractor. We service, commercial and residential properties including condominiums, mid-rises and high rises. We specialize in stucco and concrete restoration, painting and waterproofing. Our clients include Homeowner & Condominium Associations, General Contractors, Engineering Firms, Attorneys,
Property Managers, Insurance Carriers and Individual Owners.
Our Beginnings
Our story started over 50 years ago when Charlie Williams, a farmer that built fences to control his neighbors livestock and Thomas Edden, a master mason and master carpenter, built beautiful hand shaved boats by hand. This hands on approach to quality craftsmanship was taught to us as kids, and the pride in delivery the finish product to his clients was all that was needed. We’d like to think that the care in our work, the pride in quality still exists today. We crafted our name from these gentlemen and carry that pride in the delivery of our work to our clients. MILESTONE INSPECTION REPAIRS
Florida law now requires condominium associations and cooperatives over three (3) stories to conduct a MILESTONE INSPECTION and a structural integrity reserve study. New Florida law went into effect in 2023 addressing Milestone Inspections. All applicable Florida condominiums or cooperatives that are three (3) or more stories must conduct their milestone inspections. Williams & Thomas Construction provides construction services to the Building
Envelope Industry. We can provide complete services from creating an Observation
report identifying and quantifying the damages, creating a scope of work for bid
documents and the labor and materials to execute the work. At times, you simply need
a scope of work define so you can proceed to attain 3 qualified bids from contractors.

QUALITY CONTROL
HOW DO WE ENSURE QUALITY OF EACH REPAIR?
To ensure your project is done to the highest standard, Williams & Thomas will utilize a number of proven protocols used in the industry. This will track each and every repair, Building by Building, Unit by Unit and we will document with daily photos that you or your resident can access online at anytime.
Supervision is one of the many ways Williams & Thomas ensures quality. When you hire Williams & Thomas for your repairs you get a dedicated team that is ONLY assigned to your project. Your project team are on your project daily- Monday through Friday, 8:00 a.m. to 5:00 p.m., and if need be on Saturdays.
One of the main focuses of the dedicated Superintendent and Assistant Superintendent will be to monitor quality of the repairs as they happen in real time, receive deliveries, meet with the Engineers and City officials for inspections and meet with the Manager, Property Maintenance person and Board when required. We are here for you.
Your Superintendent will take daily photos and keep daily logs to document the repairs and monitor quality. Your Project Manager and Superintendent will also utilize our internal Quality Assurance / Quality Control Matrix to guarantee our repairs. We have also assigned a dedicated Project Accountant to ensure that the Pay Applications are accurate and on-time to support keeping our schedule. On a weekly basis, you will receive a Project Update Status to watch for the blindspots and mitigate surprises as they arise.
