PROJECT SUMMARY

  • Work Hours: Monday–Friday, 8:00 AM–4:00 PM

SCOPE OF WORK

  • Concrete & Structural Repairs: Balcony, catwalk, and beam restoration, crack injection, patching, and structural reinforcement using approved epoxy and repair compounds.
  • Window & Door Refurbishment: Replacement and resealing of windows and sliding glass doors, including new hardware, weather seals, and stainless-steel fasteners.
  • Exterior Envelope Work: Repair and replacement of perimeter seals, caulking, and waterproofing to prevent water intrusion and enhance building longevity.
  • Stucco & Painting: Installation of new lath and stucco, exterior coating, and full repainting of all surfaces, railings, and metal finishes.
  • Accessories & Site Repairs: Screen replacements, roof hatch installations, and accessory repairs, along with weatherproofing and cleanup.
  • Balcony & Walkway Restoration: Repairing and reinforcing exterior structures to ensure long-term safety, durability, and aesthetic appeal.
  • Stucco, Painting & Waterproofing: Installation of new lath and stucco. Protecting and revitalizing surfaces with high-quality coatings that prevent water damage and extend building life.
  • Safety & Access Updates: Enhancing compliance and usability through upgraded railings, lighting, and accessibility features.

PROJECT STANDARDS & EXECUTION

All work is being completed in compliance with the Florida Building Code, City of Delray Beach, and Palm Beach County regulations, following the standards of the International Concrete Repair Institute (ICRI) and the American Concrete Institute (ACI).

Williams & Thomas Construction maintains full-time site supervision and provides bi-weekly progress reports to the Association and its Engineer. Construction zones are managed to ensure resident safety, communication, and minimal disruption throughout the project.

"Work is progressing steadily across Buildings 29–36 as we near completion of the exterior envelope phase. Crews have finalized the majority of sealant and waterproofing installations, and all perimeter caulking and joint work have passed inspection. With the envelope now secure, we’re preparing to transition into the stucco and exterior painting stage. This next phase will focus on applying new stucco finishes, priming, and full exterior coatings to restore the community’s appearance and provide long-term protection from the coastal elements.

Weather has been favorable, and the project remains on schedule. Residents can expect to see visible transformations over the coming weeks as color and finishing work begins."
